Repairs and touch-ups
There are jobs that do not amount to a whole project and that, even so, nobody turns up to do: a door that will not close, a crack in a ceiling, a skirting board coming away, a shelf that needs fixing properly. Those are exactly the requests we take on, and not as a favour — they go through the same process as every other request, with the request logged, a date agreed and the price stated before we start. Whoever has a small repair today almost always has a bigger job tomorrow, and how the small one is handled is the only proof we can offer.
Small painting jobs
Painting a room, freshening up the stained ceiling of a bathroom, making good a wall after a unit has come out or getting a flat ready to let are jobs of half a dozen hours, but with the same rules as the big ones: protect, make good, sand, prime where needed and apply full coats. The difference is in the logistics — it is usually an occupied home, with furniture inside and hours to respect. We agree that at the outset and, on the way out, the room is left clean and tidy. A poor touch-up shows more than the wall did before it existed.
Small plasterboard and flooring jobs
Closing up a chase, patching a hole in a suspended ceiling, replacing a board damaged by a leak that has already been dealt with, changing damaged floorboards or re-fixing a skirting board that has lifted. These are small interventions where the result depends almost entirely on the finish: the new board has to sit level with the old one, and the replacement board has to match the tone of the rest — which is not always possible and, when it is not, we say so beforehand and not afterwards. We look at the situation, give the price and do the work, or explain why the right answer is a different one.
Adjustments and finishing after a job
We also take on the work left over at the end of a job done by another firm: finishing left undone, silicone badly applied, doors catching on the new floor, a socket that ended up in the wrong place. We do that work without passing comment on whoever left it — what matters is handing the home over finished. We look first at what has been done, because there are situations where putting the finish right without dealing with the cause simply repeats the problem within months. In those cases we explain what we found and set out both alternatives, with the price of each in the written quote.
Do you take on small jobs, or only large projects?
We do both: no job is too small. The process is the same, only shorter. Describe what you need by phone, on WhatsApp or through the form, with photographs if you have them — on small jobs, a photograph often saves a trip. We answer as quickly as we can, usually the same day or the next. If the work is clear, the price can be given from your description; if there is any doubt about what lies behind it — damp, old services, something structural — we book a visit before going ahead, because a price given blind always ends in disagreement. The quote is free and without obligation, and what is going to be done is put in writing before we start.
What makes the price of a small job vary?
The estimator on this site works by the square metre and serves a half-morning job badly. On a small job, the price is formed another way:
- The time and the number of visits. A job settled in one trip costs less than one that means coming back because of the drying times.
- What lies behind it. A surface crack and a crack with a cause — damp, movement, a service run — are different requests that look the same.
- The materials and matching them. Matching a paint, a tile or a floorboard that has been discontinued is usually the hard part of the job.
- The access and the setting. Height, a flat with no lift, room to work and the need to protect an occupied and furnished home.
