Full renovation of flats and houses

A full renovation strips the property back and puts it together again: demolition, water and electrical services, plasterboard, wall coverings, flooring, painting and finishing. The order is not negotiable — a floor laid before the walls are ready is a ruined floor — and that is why a job split between five different firms drags on. Here the trades belong to the same team and the sequence is planned in one go. In a Porto flat there is also the residents' association, the hours when noise is allowed and the lift to account for: that too is settled before we start.

Partial renovation, room by room

Not everyone needs to renovate the whole house. A partial renovation deals with one room at a time — kitchen, bathroom, living room — and lets you carry on living in the property while the work goes on. What changes is the protection: we seal off the working area, cover floors and furniture and agree the hours. It is worth deciding early whether some plumbing or electrical runs should be left ready for the next stage; that is a cheap decision today and an expensive one in two years' time, when the same wall has to be opened again.

Layout changes and demolition to reshape the plan

Plenty of older flats in Porto have small rooms and corridors that serve no purpose. Changing the layout is often what gains the most space without adding a single square metre. Before demolishing, you have to tell a partition from a load-bearing wall and confirm what runs inside it — water, waste, electrical conduit. Then there is the rubble and its removal to a proper disposal site, which in an urban renovation is logistics in earnest. All of this is assessed at the site visit and written into the quote before anyone picks up a sledgehammer.

Renovation of commercial spaces and offices

In a shop or an office the criterion changes: what costs money is time with the doors shut. Renovating a commercial space is planned backwards — you start from the reopening date and work back, concentrating the noisy, dirty work into the windows available. There are also requirements particular to a space open to the public, from exits to circulation, that do not arise in a home. We work in Porto, in Gondomar and in the neighbouring municipalities, and on larger projects across the country; once the work starts, the progress is kept in the Client Area.

How long does a full renovation take?

It depends on three variables, and none of them is the size of the house on its own. The first is the scope: touching only the finishes is not the same as redoing the plumbing and the wiring from scratch. The second is the state of the property — in older buildings, what appears once a wall is opened adds work that no doorstep estimate had allowed for. The third is your own decisions about materials: a floor or a sanitaryware item with a long lead time will stop a job that was running well. That is why we do not give timescales over the phone. At the site visit we measure, see the real condition and give you, along with the written quote, a stage-by-stage programme and the list of what has to be chosen before we start. What makes the price of a renovation vary?

The estimator on this site works in ranges per square metre, VAT included: €450 to €850/m² for a full renovation and €250 to €500/m² for a partial one. They are deliberately wide bands, and it is inside them that these four factors decide where your project falls.

  • The area and the number of rooms. Two homes of the same square metrage cost differently if one has two bathrooms and the other only one — wet rooms are the most expensive rooms in a house.
  • The state of the property. Plumbing and wiring to be redone, damp or floors that have warped are all work that comes before any finish you can see.
  • The level of finish. The materials chosen split the same floor plan into two different quotes, and that is the multiplier the estimator applies across essential, superior and premium.
  • The technical work and the access. Layout changes, new services and climate control on one side; the floor you are on, the lift and the room for loading and unloading on the other.
